Whether you want to verify a recent repair, investigate a stain on a ceiling, or rule out hidden damage before purchasing a property, moisture detection is the fastest, least invasive way to get an answer.
Our moisture detection toolkit
We use a layered approach. A digital hygrometer captures ambient temperature, relative humidity, and dew point in every room — establishing the baseline conditions that influence material moisture content. Pinless capacitance meters scan large surfaces quickly, identifying areas of elevated moisture without leaving any marks on the wall. Pin meters give precise readings inside drywall, wood framing, and subfloor when confirmation is needed. Infrared thermal imaging reveals temperature differentials that correlate with hidden moisture, even behind finished surfaces.
Where appropriate and authorized, a borescope or fiber-optic camera can inspect the inside of wall cavities through a small, repairable opening. This is reserved for situations where surface evidence strongly indicates a problem but the location must be confirmed before opening a wall for full repair.
San Diego-specific moisture concerns
Many San Diego homes share predictable moisture vulnerabilities. Older Mission Hills and Hillcrest homes often have galvanized supply lines reaching end-of-life. Pacific Beach and Ocean Beach properties absorb wind-driven coastal moisture through aging stucco. La Jolla coastal homes contend with persistent humidity and salt-air corrosion of HVAC condensate components. Mid-century homes throughout Clairemont, Allied Gardens, and Linda Vista sometimes have shower pan and tub-surround leaks that go unnoticed for years.
What you get from a moisture detection visit
A documented map of moisture readings throughout the property, thermal images of any anomalies, hygrometer readings by area, photographs, and a written interpretation. If the readings are normal, you have written confirmation. If they are elevated, you have a clear path forward — usually plumbing or roofing repair, sometimes HVAC adjustment, occasionally cosmetic-only attention.
Why we don't perform remediation
We are an independent inspector. We do not perform mold remediation, water damage restoration, or build-back. That separation keeps our moisture detection findings objective. If a repair is needed, you choose your own qualified contractor — and we are available, if you wish, to verify the repair after the work is complete.
