What a residential mold inspection covers

We evaluate the interior of the home room by room — kitchens, bathrooms, laundry areas, bedrooms, closets, hallways, and any finished basement or attached garage. We inspect attic spaces and crawl spaces where access permits. We assess HVAC equipment, condensate drainage, supply and return grilles, and accessible ductwork. Exterior elements include roof transitions, flashing details, downspouts, grade and drainage, exterior cladding, and any irrigation overspray patterns affecting the building envelope.

Throughout the visit we record moisture readings, hygrometer data, photographs, and thermal images of any anomalies. When the evidence warrants, we collect air or surface samples for AIHA-accredited laboratory analysis. The complete report is delivered as a PDF, usually within three business days.

Common residential triggers
