Our residential mold inspection methodology is shaped by years of local experience with these property types, not a one-size-fits-all national franchise checklist.
We take a residential inspection seriously because homeowners take their homes seriously. You should never feel rushed, talked over, or sold to. Every Wiseman residential inspection is performed personally by a certified inspector, and you are welcome to walk along, ask questions, and see what we see.
What a residential mold inspection covers
We evaluate the interior of the home room by room — kitchens, bathrooms, laundry areas, bedrooms, closets, hallways, and any finished basement or attached garage. We inspect attic spaces and crawl spaces where access permits. We assess HVAC equipment, condensate drainage, supply and return grilles, and accessible ductwork. Exterior elements include roof transitions, flashing details, downspouts, grade and drainage, exterior cladding, and any irrigation overspray patterns affecting the building envelope.
Throughout the visit we record moisture readings, hygrometer data, photographs, and thermal images of any anomalies. When the evidence warrants, we collect air or surface samples for AIHA-accredited laboratory analysis. The complete report is delivered as a PDF, usually within three business days.
Common residential triggers
Most residential mold inspections in San Diego are triggered by one of a handful of situations: a recent water leak (plumbing, roof, slab); a persistent musty odor that does not respond to cleaning; visible discoloration on drywall, baseboards, or ceilings; unexplained respiratory or sinus symptoms in occupants; recent remediation that the homeowner wants verified independently; or due diligence prior to listing, buying, or refinancing.
Condos and townhomes
Condo and townhome inspections come with their own considerations. Shared walls can transmit moisture from neighboring units. HOA-managed roofs and exterior envelopes may be the source of issues inside the unit, complicating responsibility. Our reports clearly document what was observed and where the suspected source originates, which helps you have an informed conversation with neighbors, property management, or the HOA.
Rental properties
For landlords, an independent inspection report establishes the condition of the property objectively. For tenants, it provides documentation that does not come from the landlord. For property managers, it supports proper turnover and prevents small issues from becoming insurance claims. Because we never perform remediation, our reports carry weight with all parties.
